Overview:
As a Condominium Portfolio Manager, you will be responsible for overseeing a portfolio of condominium and HOA properties, ensuring efficient operations, effective communication with residents and board members, and maximizing property value.
You will play a critical role in managing day-to-day operations, coordinating maintenance and repairs, implementing financial strategies, and fostering positive relationships within the condominium community.
Key
Responsibilities:
Association Management:
Oversee the day-to-day operations of multiple condominium properties within the portfolio.
Coordinate maintenance, repairs, and renovations as needed to ensure properties are well-maintained and meet quality standards.
Conduct regular property inspections to identify maintenance issues, safety concerns, owner violations, and areas for improvement.
Financial Management:
Develop and manage annual operating budgets for each property within the portfolio.
Monitor financial performance, including revenue, expenses, and capital expenditures.
Prepare financial reports, forecasts, and variance analyses for property owners and board members.
Implement cost-saving initiatives and revenue enhancement strategies to improve property profitability.
Resident Relations:
Serve as the primary point of contact for owners, addressing inquiries, concerns, and requests in a timely and professional manner.
Facilitate effective communication between owners, board members, and property management staff.
Organize and attend regular association meetings, including board meetings and homeowner association gatherings.
Compliance and Legal Matters:
Ensure compliance with condominium bylaws, regulations, and local ordinances.
Stay informed about industry regulations, best practices, and emerging trends.
Address legal issues, disputes, and insurance claims in collaboration with legal counsel and insurance providers.
Vendor and Contractor Management:
Source and negotiate contracts with vendors, suppliers, and service providers.
Supervise contractors and third-party vendors to ensure work is completed on time, within budget, and to quality standards.
Evaluate vendor performance and maintain a network of reliable service providers.
Risk Management:
Identify and mitigate risks related to property operations, safety, and security.
Implement emergency preparedness plans and procedures to respond to crises and unforeseen events as approved by the Board of Directors.
Maintain records and documentation related to insurance, warranties, and property liabilities.
Qualifications:
Bachelor's degree in Business Administration, Real Estate Management, or related field (preferred).
Previous experience in condominium management required.
Strong understanding of community management principles, financial analysis, and legal compliance.
Excellent communication, negotiation, and interpersonal skills.
Proficiency in community association management software and Microsoft Office Suite.
Ability to multitask, prioritize tasks, and work effectively in a fast-paced environment.
Relevant certifications such as Certified Manager of Community Associations (CMCA) or Association Management Specialist (AMS) are a plus.
